WHAT DOES A HOME INSPECTION INCLUDE?

A home inspection includes a thorough examination of every inch of your prospective home, ensuring the function of all appliances, plumbing, electrical components, heating and air conditioning units, as well as checking the condition of windows,  fireplaces, fuel-burning appliances, siding, roofing, etc. We want you to be aware of any issues with the property you're purchasing.

ELECTRICAL COMPONENTS

We check grounding, breaker panel, branch circuit wiring, fixtures, switches and receptacles, among other electrical components, depending on the house. 

HEATING AND AIR CONDITIONING

Your home inspection includes checking the hot water heater, furnace, heat pump and any other heating/air conditioning components for function and condition. We will also document the age of the units. 

PLUMBING

This part of the inspection includes looking at the drain, waste and vent system, gas piping, hot water system & faucets.

INTERIOR AND EXTERIOR

We will inspect stairs, windows, doors, floors, walls, ceilings, attics, ventilation and insulation, among other areas inside the home. Exterior inspection includes check of trim, siding, grading, retaining walls, garage, carport, etc.  

ROOFING

We look at flashings, chimneys, roof drainage & drain pipes.

FIREPLACES AND FUEL-BURNING APPLIANCES

We will also check all fireplaces and fuel burning appliances to ensure they function and have been maintained and cleaned properly, as applicable.
